For a long time, the knee jerk reaction to fixing any issue with a wood floor was to sand it. These are some of the most desirable homes, in the most desirable neighborhoods you will find in any city and their floors have lost more wood than homes twice their age! It is pretty disturbing to see a floor that is splitting and disintegrating because of unnecessary sanding. Take a look at the photo to the right if you need some proof. As a result of this wasting of fine old wood floors, I thought a war was in order; a war on saving what wood remains in these old floors. My philosophy has always been that sanding a floor is the absolute last option you want to pursue. You exhaust every option out there before you sand the floor. And they are going to do the work as quickly as possible because that is how they have been trained to work. There is little, if any, concern for how much or little wood is removed. The focus is on “getting in and getting out” as quickly as possible. It is a no win situation for you and your old wood floor. So do yourself, your home and your wood floors a favor. Don’t assume that you have plenty of wood to spare. If the house was built before 1950, you probably don’t. Starting on the edge of town, the farm is accessible from two different residential areas. The uniqueness of the complete property lies in the diverse sources of potential income that it holds. The agricultural land stretches from the bank of the Willemnels River, past the homestead and onto the lower slopes of the Langeberg Mountain range. Vineyards are planted over 21 ha and the harvest is delivered to Robertson Winery with which the owner holds shares. A harvesting quota of 736 tonnes is allocated to the farm. An Eskom line serves two transformers of 50 kVa and 25 kVa respectively. Accommodation The main house of approximately 400 square metres can easily accommodate two families. It consists of two sections with 2 kitchens, 3 bathrooms, various seating areas and dining rooms that can be separated easily by closing off one door. The house and garden are completely fenced in. A second house with 2 bedrooms and a bathroom, open plan living area and fireplace in the kitchen is adjacent to the main house. This building would make an ideal home for guests or a manager. It could also be used for setting up a cottage industry to offer employment to residents that live close by. Other farming buildings include garages, three storerooms and two pumphouses. Ten staff houses overlook trees and the larger of the two dams, and vary in size between 100 - 120 square metres. All buildings being used at present are solidly built and in a fair state of repair.
